THE KORTEPOHJA STUDENT VILLAGE TERMS OF TENANCY
1 . RIGHT OF TENANCY
The tenant has the right to move into the apartment as soon as the lease term begins and his or her obligation to pay the rent begins. The right of tenancy is valid for the time being as long as the terms of this tenancy agreement are met or for a finite time period agreed on in the lease.
2 . RENT
The tenant will pay a rent which is decided upon by the landlord and confirmed in the budget of the Student Village.
3 . ADDITIONAL FEES
In addition to the rent, the tenant agrees to pay the additional fees that are not included in the rent: the telephone bill, the fees connected to the use of the Internet connection and the service fees charged in the Accommodation Office.
4 . CHANGES IN RENT OR ADDITIONAL FEES
The tenant will be notified of the changes in rent and/or other fees on the bulletin board of the Student Village and with a written notice delivered to the apartment.
5 . PAYING THE BILLS
The rent and other bills must be paid by the 6th day of every month by the methods required by the landlord into a bank account specified by the said landlord. If the tenant fails to pay his or her bills, he or she will be charged a penal interest, which is specified in the Interest Act. The tenant is liable to pay for all the costs of collecting the overdue payments, too.
6 . DEPOSIT
When renting the apartment, the tenant has to pay a deposit to make sure that all the terms in this lease will be adhered to during the tenancy. The landlord will return this deposit after the right of tenancy has ended if the tenant has returned the keys to the apartment, the apartment is in a good condition and the tenant does not have overdue payments or other obligations that are not fulfilled. If these conditions are not met, the landlord is entitled to use the deposit to cover the loss(es) without notifying the tenant. The deposit will be returned to the tenant’s bank account within two months after moving out. No interest is paid on the deposit.
7 . CHECKING THE RIGHT OF TENANCY
The tenant must give the landlord all the necessary information concerning his or her right to be a tenant in the Student Village when asked. Also, the tenant allows the landlord to obtain information from the university concerning his or her student status. The tenancy will be terminated by the landlord if the tenant is no longer a member of the Student Union and enrolled in the University. The tenant must inform the landlord of any changes in the circumstances concerning his or her right of tenancy in the Student Village as soon as possible. If the tenant has given false or misleading information about things that have a bearing on his or her right of tenancy, or if the tenant refuses to give out such necessary information, the tenancy may be terminated by the landlord. The landlord has the right to give information about the tenancy to the Social Insurance Institution (SII).
8 . SUBLETTING THE APARTMENT
The tenant has the right to sublet the apartment for up to six months per year if the tenant gets a written agreement from his or her flatmates and permission from the landlord. The subtenant can be anyone other than another already existing tenant of the Student Village. Otherwise the tenant may not give the apartment or a part of it away to other people nor may he or she have such people living in the apartment that are not included in the tenancy agreement.
9 . NOTICE OF TERMINATION OF TENANCY
The notice of termination must be given by the landlord three (3) months in advance. If the tenancy has lasted uninterruptedly for more than a year, the notice must be given six (6) months in advance. If the tenant wishes to end the tenancy, the person who signed the lease must give a written notice to the landlord one (1) calendar month before moving out. The term of notice will begin on the last day of the month in which the term of notice is given. Also, the tenant must inform the landlord of his or her new address and of the bank account into which the deposit can be returned.

In addition to these terms of tenancy, the following rules and regulations will be adhered to: the Rent Restriction Act and the instructions given by the State Housing Board and other government housing officials as well as the landlord's rules governing the way tenants are chosen. The landlord has the right to ask the tenant to move to another similar apartment or to a part of an apartment owned by the landlord if there are some practical grounds for this move. The tenant must look after the apartment carefully and obey both the instructions and regulations of the landlord and the regulations of the municipal ordinance. If necessary, the landlord may have the apartment cleaned or renovated at the cost of the tenant. The tenant may only use the usual household machinery or equipment in the apartment. The tenants are jointly responsible for the furniture and equipment in the common spaces of the apartment. If there are any remarks or claims concerning the apartment, these must be made known to the landlord within a week of moving in. Smoking indoors in the Kortepohja Student village is forbidden according to the decision by the Tenants' Council. By signing the lease, the tenant accepts the terms of usage of the University of Jyväskylä computer network (see the attachment).
